Lite Management Services Include

Designed for buildings with 15 units or less and the concept is a pay as you go arrangement. A float of £500 is to be negotiated with all new Lites going forward to ensure cash flow is manageable.

Services include:

  • Bi-annual property inspections
  • Websites/ content maintained including meeting minutes
  • Management of all routine maintenance
  • Credit control
  • Accounts meetings within working hours
  • 12 month budget/ demands etc
  • Quarterly reports (Budget year to date)
  • Preparation of Service charge accounts for accountants

Restrictions of service:

  • Maximum of two meetings per year (if held in line with property inspections) 1 if not held in line with inspections
  • AGM to be one of the above meetings
  • Section 20 works to be billed
  • Insurance claims where anything above instructing contractors and handling of claim form is involved
  • Time spent dealing with leaks to be billed where Chainbow involvement extends to beyond basic liaising
  • Major works falling under section 20 limits where Chainbow are required to either project manage or liaise extensively with contractors/ leaseholders/ residents
  • Problems that are transferred to Chainbow with management are to be billed as ad-hoc.
  • Company Secretarial to be charged
