Bespoke Management Services Include

  1. Be proactive and deal with all routine management enquiries raised by Lessees and or their solicitors;
  2. Out of Hours contact number available;
  3. Communication via e-mail and phone;
  4. Hold keys and arrange access (communal areas only);
  5. Access to MyChainbow and property documentation to be available online;
  6. Bulletin updates on MyChainbow weekly or as often as required;
  7. Keep records regarding details of Lessees, agreements entered into by Chainbow on behalf of the Client in relation to the Property and any changes in Lessees;
  8. Carry out a monthly visual inspection (ie: without use of equipment), to the common parts of the Property as can be inspected safely and without undue difficulty to ascertain for the purpose of day-to-day management only the general condition of those common parts;
  9. Administer contracts entered into by Chainbow on behalf of the Client in respect of the Property and check demands for payment for goods, services, plant and equipment supplied in relation to such contracts;
  10. Discharge payments in respect of contracts entered into by Chainbow on behalf of the Client in relation to the Property;
  11. Manage the common parts, and service areas of the Property, including the arrangement and supervision of maintenance;
  12. Engage for and on behalf of the Client, staff, whether part-time or full-time, residential or not, and pay their remuneration, in accordance with agreed terms (withholding of PAYE tax and national insurance contributions) and, where appropriate, dismissal payment or redundancy pay;
  13. Deal with all routine management enquiries from Lessees and or their solicitors (excluding information packs); and
  14. Attending meetings when reasonably required by a Lessee or the Client, including quarterly management committee meetings. Such meetings to be during weekdays and to finish before 19.30 to allow management staff to travel home at a reasonable time; any need outside this will be chargeable at double time on ad hoc charges.
