Planned Maintenance
It is desirable to try and even out service charge expenditure each year to spread the burden of periodic maintenance and repair. To facilitate this it can be best achieved using a planned maintenance programme or schedule. This is produced by a building surveyor and is developed with a combination of physical survey and lease obligations. The schedule is priced using the building surveyor’s experience and will typically be net of VAT and fees. A good report would allow the flexibility to adjust the figures to give best value for money. For example if scaffolding is needed to redecorate it is sensible to cover all decorations and repairs regardless of the timescales for various elements contained in the lease. It is important to note that a planned maintenance schedule is not actual quotation from builders and by necessity it has an expert’s best guesstimate based on research and experience.
